There are 3 key factors that determine the cost of your roof replacement and repair:
1. Roof Slope
Roof slope is one of the major things to be considered when determining the cost of the roof as it indicates the complexity of the installation process. The slopes on average range from 4/12 – 12/12. Certain homes can have less or more. (1/12 being a flat roof while 12/12 is roughly 45 degree angle which requires ropes and anchors to work on). In simplest terms 4-6/12 is considered walkable whereas anything above that is considered a non-walk.
2. House Size & Details
The dimensions of the roof determines how much labour is required for the job. Usually, residential is divided into either 1 story bungalow or 2 storey house. The size of the home is also directly tied into how much protection is required for your property. Factors such as gardens surrounding the home, pools, stucco walls, interlocks paths, decks, minimal or no access to sides, etc; all affect the cost of the roof replacement because of the extra protection & caution required for those areas during the work.Lastly, details of the roof such as valleys, chimneys, sidewalls to mention a few; affect the cost as they require more time and specific expertise to install in contrast to a simple, straight sided roof. But generally, the bigger the home, the greater the cost due to the varying factors of ventilation, materials, and property protection specific to the house.
3. Materials & Ventilation

However if you’d like to use other brands which may be more specific or cost-effective for your project - we are always open to your preference and the needs of your poject. Ventilation is connected to the materials used as there are numerous types of ventilation from soffits for air intake and either ridge venting or classic box venting for the air outtake.

The time it takes is based on the three factors listed on the cost of the roof repair. Slope affects the difficulty of the installation process and the size of the house determines how much work needs to be done. From the number of shingles required, the access of the roof sides, details of the roof, and the amount of ventilation it can range from 2 days to 5 days. However on an average, houses take 2-3 days max. One day jobs and 4-5 days being the anomaly.

Realistically, it’s nearly impossible to get an accurate estimate with just a picture alone. This is for two main reasons:
1. Unless the pictures were taken from an aerial view, the details required to determine the cost of the project cannot be accurately captured. From the slope to the details of the roof, these crucial factors are very difficult to assess from a picture on the ground level.
2. The cause of any leaks or issues and more importantly, what is under the roofing shingles simply cannot be captured through a photo.
We want to provide you with an honest and accurate estimate for your roofing project but this can only be done through a personal and thorough inspection of your roof.

Layover existing is not an ideal idea as it is only a low cost, band-aid solution. Installing multiple layers cuts the labour costs in half (by not having to tear off the old material underneath). But by doing this, you’re exchanging a short term gain which will cost you significantly more in the future. The more layers, the heavier the load will be on your roof. All these layers exponentially decrease the life of your roof as the heat from your home combined with the sun heat will prematurely deteriorate the old shingles underneath.
A newly installed roof should generally last 5-10 years or more. However if you were to opt to overlay a new layer on top - it will not last even the minimum 5 years and you will begin to see clear cracking and peeling and structural compromises within that short time.
To then remove or try to work around all of these layers will mean an additional cost of labour as well as creating further complications when it comes to any sort of repair or maintenance with no guarantee of a solution.

Ice and water is a special underlayment that bonds with the wood and waterproofs that area for the life of the wood. It’s installed near the eaves/bottoms and in areas prone to leaks such as valleys, walls, and chimneys. They are essential due to snow sitting on the bottom of the roofs, particularly so for low slope roofs. This provides a crucial protection for your roof even in the case the life of the shingles expire or you're missing shingles from wind damage. Air venting is an overlooked part of the roof but it’s a simple concept of a house requiring air intake and air outtake. Without it, the temperature of your home will be problematic to the life of your roof. In the summer heat, all the heat will be trapped in the attic causing your hydro bill to rise at the same time causing the life of your new roof shingles to deteriorate prematurely. In the winter, damage to your shingles are caused by excessive moisture build up which leads to ice dams and even peeling paint. Therefore along with new shingles proper intake through soffits and baffles as well proper outtake through the use of vents is highly recommended.
